Sologn’ Conciergerie: Scaling smart and starting fresh with RentalReady
“When you sell your business, you’re not just selling your portfolio, you’re selling your client relationships. If owners trust you, the business has value. That trust starts with quality from day one.”
– Benjamin N., Founder of Sologn’ Conciergerie & Cervus Consulting, Selles-Saint-Denis
Getting started with the right systems
Benjamin Niel founded Sologn’ Conciergerie, a premium property management company focused on castles and rural estates in central France. After years of hands-on learning and navigating the real challenges of the short-term rental world, he launched Cervus Consulting to help other property managers build businesses that reflect their strengths, values, and goals without burning out in the process.
His journey in short-term rentals began with a bold move: starting his first company, Gaïa BnB, a conciergerie in a city he didn’t know, with no local network and no background in the industry. What he did have, was a clear sense of direction and belief in his ability to figure things out. He understood early on that the right systems would allow him to build something real. “I started directly with RentalReady, so I never had to manage operations the old-school way. No paper check-ins, no chaos. It helped me get off to a strong start,” Benjamin recalls.
He scaled quickly, and when the time came, he exited on his own terms, with a clean, efficient business that was ready to be handed off.
The reality of starting from scratch
In the early days of Gaïa BnB, the learning curve was demanding. Benjamin was figuring out how to build trust while navigating every aspect of the business. The challenges added up quickly:
- Starting from zero: Benjamin quickly realised that without a local network, building trust wouldn’t happen overnight. “I had to build relationships from scratch, and that takes time in this business.”
- Learning by doing: As he navigated the day-to-day, he learned what mattered most through direct experience. “Step by step, I had to understand what guests really needed and what made owners feel secure.”
- Managing everything: Although RentalReady helped automate much of the work, he was still wearing every hat handling communication, cleanings, and finances by himself.
- Hitting a growth ceiling: With high season approaching, he was staring down the choice to either hire more staff or risk burnout
Even from the early days, he understood that fast traction alone wasn’t enough, real success came from having strong, scalable systems in place, like the software and workflows he built through RentalReady.
The tools that helped him scale
From day one, Benjamin implemented RentalReady as the backbone of his operations. He focused on learning the software deeply so that he could grow the business with minimal tool-switching and maximum efficiency. Key features that helped:
- Global calendar: Allowed him to keep daily operations clear and manageable. He describes it as “the tool I use every day. I always have it open, it helps me stay ahead of operations.”
- Owner onboarding: Saved him hours by letting owners take the lead in setup, which he appreciated: “Now, owners onboard themselves. They know their flats better than I do, especially at the beginning.”
- Automation tools: Reduced time spent on check-ins, cleanings, and guest messaging.
By combining these features, Benjamin was able to build a reliable operational setup that worked with him, not against him. RentalReady gave him the flexibility to scale without added stress, and the structure to confidently run 80% of his business autonomously. “RentalReady gave me the structure to grow without losing control, and the systems I needed to make a clean exit” he said.
What solid systems made possible
With RentalReady, Benjamin was able to run Gaïa BnB with clarity and control. When he reached a breaking point, facing the need to hire multiple staff right before peak season, he had the option to sell instead. The systems he’d put in place made the business easy to transfer, and strong owner relationships added to its value.
He was able to scale without sacrificing consistency across guest experience, owner trust, and daily operations. As he puts it, “Growth is possible, but only if the foundation is strong.”
A new chapter with purpose
With Sologn’ Conciergerie, Benjamin is building something more intentional. Rather than focus on rapid scaling, he’s curating high-end stays that offer something different, like carriage-style arrivals, private horse rides or private chef experiences. The goal is to create memorable stays rooted in quality and local charm. As he puts it, “Now, I don’t just want to rent flats. I want to offer real experiences and help other managers grow on their own terms.”
At the same time, through Cervus Consulting, he’s helping other short-term rental entrepreneurs do the same: build businesses that reflect their strengths, values, and aspirations.
Whether managing properties or mentoring others, RentalReady remains his go-to solution for keeping operations smooth and scalable.
Starting smart from day one
Benjamin’s journey is a powerful reminder that growth doesn’t just come from adding properties, it comes from building trust, designing quality systems, and staying focused on what truly matters.
Reflecting on his experience, he shared: “If you’re starting a conciergerie, don’t wait to invest in quality. Get the basics right from the beginning: good software, professional photos, solid cleaning processes… Because once you grow, it’s much harder to fix those things without losing consistency.”
To Benjamin, that foundation is what makes growth sustainable not just fast, but strategic and lasting.
